We do not publish a price list, because two roofs on the same street can be very different jobs. This page explains what actually moves the price, so you can read a quote with confidence.
The cost drivers
Access
Whether a job can be done from ladders, a tower or needs full scaffold is often the biggest single factor. Narrow side passages, conservatories and front walls in an Article 4 area all affect it.
Height and pitch
A steep roof on a three-storey Edwardian house takes more time and more safety equipment than a low bungalow roof.
Complexity
Valleys, hips, dormers, bays and chimneys each add detail. A plain gabled roof costs less per square metre than a roof with cross gables.
Materials
Clay, concrete and natural slate cost very different amounts, and matching an existing roof in a conservation area can narrow the choice.
What is underneath
Rotten battens, decking or rafters are only found once the covering is off. A good quote says how that will be handled.
Waste and disposal
Old tiles, felt and timber have to go somewhere. Skips, and where they can stand, are part of the price.
What a proper quote should contain
Itemised scope
What will be done, slope by slope or job by job, not a single figure.
Materials named
Which tiles, membrane, battens and lead code, so you can compare like with like.
Contingencies stated
What happens, and what it costs, if rotten timber is found.
Guarantee in writing
What is covered and for how long. Ours is a 20 year written guarantee.

Usually because the scope is different: no scaffold, felt instead of membrane, or overlaying instead of stripping. Compare what is included, not just the total.
