Re-Roofing in Henleaze
A full strip and re-cover when the roof has genuinely reached the end of its life: new membrane, battens and fixings, and a 20 year written guarantee.
Signs that repairs are no longer enough
Repeated slipping across the slope
One slipped tile is a repair. Tiles slipping all over the roof usually means the nails or battens beneath have failed.
Perished underlay
Old bitumen felt goes brittle and tears at the eaves. Once it has gone, every gap in the tiles becomes a leak.
Spalling and delamination
Tiles that are flaking, crumbling or soft to the touch are past saving.
Previous patchwork
Several generations of repairs in different tiles and mortars often cost more to maintain than a new roof costs to fit.
How a re-roof runs
Survey and written quote
We measure the roof, look inside the loft, and check whether your house is in a conservation area or listed.
Scaffold and protection
Scaffold erected with the access agreed with you. Where a front wall in an Article 4 area is in the way, we plan around it rather than take it down.
Strip and inspect
Old covering removed one slope at a time and the timbers checked. Anything rotten is shown to you before it is replaced.
New membrane, battens and covering
Breathable membrane, graded battens and tiles or slates fixed to BS 5534, with ridges, hips and verges secured mechanically.
Leadwork and finishing
New flashings, valleys and soakers in lead, and gutters checked before the scaffold comes down.
Things worth knowing before you commit
Material changes can need permission
In a conservation area, swapping clay tiles for concrete, or slate for something else, can change the character of the street. Check first; we will help.
Insulation rules can apply
Replacing a large part of a roof can bring building regulations into play, including insulation. We include what is needed in the quote rather than surprising you.
Bats and birds
Older roofs can host protected species. If we find signs, work pauses until it is dealt with properly.
You do not always need the whole roof
Sometimes one slope, the weather side, has failed while the other is fine. We will tell you if so.
Re-roofing FAQs
How long does a re-roof take?
It depends on the size and complexity. A simple roof is a matter of days; a roof with gables, valleys and dormers takes longer. The quote states the expected duration.
Can I stay in the house?
Yes. We strip and re-cover in sections so the house is never left open.
What does it cost?
We do not publish prices because no two roofs are the same. Our cost guide explains what moves the price.
